There are many factors that can affect the cost of a new residential roof. The following are three main factors that can increase the cost of your new roof installation.

1. Contingencies

Before you receive a quote, any quality roofer will do a full inspection of both the outside of the roof and the underside. Even with a full inspection, there are sometimes contingencies that come up that simply couldn't be determined during the initial check. Examples include damaged roof trusses, hidden rot in the decking, or major damage that was hiding beneath the flashing around chimneys and other rooftop appliances.

It's important to have a bit of wiggle room in your budget so you can afford to fix any of these contingencies if they do come up once the top layer of shingles is torn off.

2. Material Choices

The material you choose for your roof will definitely affect the cost. For example, asphalt shingles come in varying options at different cost points. Designer colors, architectural shingles, or those with special coatings will cost more than the low end or mid-range options. If you hope to upgrade, make sure to leave room in your budget for it.

If you are going to switch materials completely, such as moving from an asphalt shingle style to a metal or tile roof, there may be additional costs to plan for. For example, tile roofs weigh more than asphalt, so you may need to have your supports and trusses shored up before the material can be installed.

3. Ventilation Improvements

Most homes have ventilation in the eaves and along the roof ridge. High peaked roofs may also feature gable end ventilation.

You may also need more ventilation if you have recently finished or otherwise altered your attic design. Installing additional ventilation will add on to the cost of your roof replacement, but in the long run, it will save you money on energy costs and future repairs.
